Starting August 3, 2026, Fannie Mae is retiring "Limited Review" for condo loans on buildings with more than 10 units. That means nearly every condo loan will now require a Full Review of the HOA's budget, reserves, insurance, and litigation history before you can close.

Fannie Mae is retiring "Limited Review" for condo loans, which means nearly every conventional condo loan will now go through a Full Review of the HOA's finances, reserves, and documentation. Translation: the building matters as much as your credit score.
Swipe through for what's changing, why it matters if you're buying, and the reserve requirement HOAs need to watch (jumping from 10% to 15% of budgeted income in 2027).
Already own a condo or thinking about buying one in Long Beach, the South Bay, or OC? I can help you check if a building is loan-ready before you make an offer, or get your HOA docs in order before you list.

Here's what else is changing:
🔹 HOA reserve requirements jump from 10% to 15%, starting January 2027
🔹 Smaller buildings (10 units or fewer) can skip Full Review entirely
🔹 The old 50% investor-unit cap is gone
If you're buying or selling a condo in Long Beach, the South Bay, or Orange County, let's talk about how this affects your specific building and what to build into your offer before you write or accept one.

Spotted this little guy right on the sand in Seal Beach today 💔.
It’s definitely not something you expect to see steps from the ocean, and seeing a young, skinny coyote cub breaks my heart. Even knowing the real risks urban wildlife can pose to our beloved pets and kids, it’s impossible not to feel for an innocent animal just trying to survive.
Because our coastal neighborhoods back up to natural habitats, wildlife can wander into our beach communities—even right down to the shore. A friendly reminder to my fellow local homeowners and pet owners on how we can coexist safely and keep everyone protected:
🐾 Keep pet food inside: Leaving food outdoors attracts hungry wildlife directly to your yard.
🐾 Secure your trash bins: Lock lids tight so coyotes aren’t lured into residential streets.
🐾 Leash up: Keep dogs on short, standard leashes during evening and morning walks near the coast.
🐾 Report sightings: If you see a distressed or sick animal in Seal Beach, report it to Seal Beach Animal Control.
We love our coastal lifestyle, and keeping our neighborhood safe for both our furry family members and local wildlife takes a village! 🏡💙
Have you noticed more wildlife near the beach lately?

Today is Buster’s Gotcha Day! While I spend my days tracking the Long Beach real estate market, negotiating deals, and finding dream homes for my human clients, tonight was strictly reserved for catering to my #1 fan.
He might not understand what a buyers’ market is, but he definitely knows how to close a deal on an extra scoop of wet food. 🥩✨
Turns out, no matter how many local listings I manage, I’m still just the assistant to the real boss of the house. Happy Gotcha Day, Buster!

📍 Orange County real estate market update — Q2 2026. OC is outperforming. Here's the data.
Rates at 6.6%. Fed signaling a possible hike. And yet Orange County is one of the strongest-performing markets in all of Southern California right now.
OC Q2 2026 by the numbers:
Median sale price: $1.3M — up 4.7% year over year (Redfin, May 2026)
Average days on market: 37 days
Homes sold in May: 1,929 — up from 1,854 last year
Active inventory: 4,862 listings — highest since last September
Sale-to-list ratio: 100.0% — homes are selling at exactly asking price
OC median sold price: $1,238,125 (Mason Taylor, April 2026)
Corona del Mar median closed: $5,325,000
The headline: well-priced homes are selling fast. Overpriced homes are sitting. That 100% sale-to-list ratio is the market telling you exactly what it needs from sellers.
The $1M–$2M range is the engine of OC right now — 86% of active listings in that band have been on market under 90 days. Median DOM in that range: 33 days. This is the entry-level single-family home market, and demand is durable because it's need-driven.
Coastal luxury? Newport Beach, Laguna Beach, Corona del Mar — still commanding premium prices. But pricing accuracy matters more than ever even there.

Mortgage rates at 6.6%. Fed signaling a possible hike. May CPI at 4.2%. That's the backdrop. Now here's what's happening on the ground.
LA County Q2 2026 by the numbers:
Median sale price: $937K — up 0.8% year over year (Redfin, May 2026)
Median listing price: $998,500 (FRED/Realtor.com, June 2026)
SFR median: $1,050,000 — up $35K year over year
Days on market: 41 days county-wide
Homes sold in May: 4,566 — up from 4,423 last year
LA city median: $1.0M · 48 days on market · 3 offers on average
What's the story? Prices are holding. Sales volume is up year over year. But buyers are more selective than ever — and the homes that are sitting are the ones that came to market overpriced.
The homes that are closing? Well-priced. Well-presented. Backed by strong marketing and an agent who knows the market.
Pricing discipline is everything in this environment. That's where strategy wins.
