Because our coastal neighborhoods back up to natural habitats, wildlife can wander into our beach communities—even right down to the shore. A friendly reminder to my fellow local homeowners and pet owners on how we can coexist safely and keep everyone protected:
🐾 Keep pet food inside: Leaving food outdoors attracts hungry wildlife directly to your yard.
🐾 Secure your trash bins: Lock lids tight so coyotes aren’t lured into residential streets.
🐾 Leash up: Keep dogs on short, standard leashes during evening and morning walks near the coast.
🐾 Report sightings: If you see a distressed or sick animal in Seal Beach, report it to Seal Beach Animal Control.

Sale-to-list ratio: 100.0% — homes are selling at exactly asking price
OC median sold price: $1,238,125 (Mason Taylor, April 2026)
Corona del Mar median closed: $5,325,000
The headline: well-priced homes are selling fast. Overpriced homes are sitting. That 100% sale-to-list ratio is the market telling you exactly what it needs from sellers.
The $1M–$2M range is the engine of OC right now — 86% of active listings in that band have been on market under 90 days. Median DOM in that range: 33 days. This is the entry-level single-family home market, and demand is durable because it's need-driven.

**Under $2M:** Buyers have more leverage than they've had in years. Financing costs are real. Negotiating room exists. Use it.
**$2M–$6M — Manhattan Beach, Hermosa Beach, Redondo Beach:**
These are equity-driven buyers. Rate-sensitive they are not.
Manhattan Beach median: $3.35M — stable for 8 straight months.
Hermosa Beach inventory up from 95 to 145 homes — but desirable homes are still moving fast.
South Redondo inventory up from 78 to 127 — move-up buyers remain active.
**$6M+:**
The Strand. Oceanfront. Palos Verdes bluffs.
These buyers are moving capital. They don't watch the Fed.
