Somewhere in all those months of showings and offers, I started calling this listing "Neptune" instead of Saturn — more than once. My TC and the listing agent never let me live it down. When you're busy fighting for your clients in a tough market, apparently even the planets start blending together. 😅
But it was worth every mixed-up address. This family gets to bring their baby home to a place that's actually theirs.

② 375 Atlantic Ave — the one that tested us. A disclosed engineering report meant a hard conversation about occupancy. Buyers deserve the whole truth. Deal closed, trust intact.
③ 3737 E 2nd St — this one's personal. My parents' home, sold with my whole heart, as I complete my own 1031 exchange into the next chapter.

This one took some real perseverance. My clients — parents buying this condo for their son, a Cal State Long Beach student — looked at a lot of properties before we found the one that actually made financial sense. Their plan: he lives there now, and they can rent out two additional rooms to help cover the mortgage. Down the road, this becomes their retirement home.
The escrow itself was a story on its own. New HOA balcony inspection requirements meant the building didn't qualify for a standard loan, so we had to secure a non-warrantable loan instead — a more complex (and less common) type of financing that a lot of agents and lenders aren't equipped to navigate.
If you're a CSULB parent thinking about buying instead of renting, or you're facing financing complications because of new HOA inspection rules, I'd love to help you figure out your options.

Limited review for Fannie Mae and Freddie Mac is going away with loan applications dated August 2nd. So I think we’re going to see a lot more of this type of financing.
