The sellers I see leave money on the table are almost always the ones who rushed.
After 600+ closed sales in Long Beach, here's what I know about getting a home ready to list:

There is something that happens when you choose this country — when your family chooses it — that I think is different from being born into it. You feel the weight of it and the gift of it at the same time.
The freedom to build something here. The freedom to own a home here. The freedom to plant roots wherever you choose.
That last one is something I get to be part of every single day as a real estate agent in Southern California.
Whether you are buying your first home in Long Beach or selling a property your family has cherished for decades — that is not just a transaction. That is someone exercising one of the most fundamental freedoms this country offers.
From my family to yours — Happy Fourth of July. 🎆

I underpriced it on purpose (a strategy that works!) and still spiraled anyway. Doctors make the worst patients. Turns out realtors make the worst sellers. 🙃
Update: it's in escrow. The strategy worked. My nerves were, as usual, dramatic.
If you're selling and want an agent who's genuinely felt every bit of the anxiety you're about to feel — that's me. Link in bio. 🏡

Meet Cashew, head of my "security team." Apparently, her investigative technique is getting as close to the camera as physically possible. I still don't know who's digging up my plants... but I do know who loves the spotlight.
It got me thinking...
Whether it's protecting a backyard or protecting one of the biggest investments you'll ever make, details matter. I'm always watching the market, paying attention to what others miss, and staying one step ahead so my clients don't have to.
That's the difference between just putting a sign in the yard... and having someone who truly watches over your sale from start to finish.

That's what Measure ULA — California's so-called mansion tax — costs sellers right now. And a statewide ballot fight in November will determine whether any city in California can ever do the same.
The Howard Jarvis Local Taxpayer Protection Act qualified for the November 2026 ballot this spring. If it passes, Measure ULA gets wound down within two years. No California city could ever raise transfer taxes significantly without a ⅔ supermajority vote.
This week, a competing bill — AB 736 — was introduced in Sacramento as a compromise. Howard Jarvis says they're staying on the ballot.
If you own real estate in Southern California, this fight matters. Long Beach, South Bay, OC — none of you are subject to Measure ULA today. November determines whether that protection holds going forward.

🌿 Curb appeal — the first impression happens before anyone walks through the door.
📸 Staged homes photograph better, and photography is your first showing. Buyers are deciding whether to tour your home based on online photos before they ever step inside.
And here's what NOT to do: a full kitchen remodel right before listing is almost never worth it. You will not recoup a hundred-thousand-dollar renovation — especially because the buyer is going to change it to their taste anyway.
One thing that's specific to Long Beach: lean into your home's architectural character. If you have a Spanish Revival, don't sand it down to look contemporary. If you have a midcentury modern, keep the bones intact. Buyers come to these neighborhoods looking for exactly that.

Her parents bought this home directly from the original developer when it was first built in 1956. That hand-painted "For Sale" sign I'm holding? That's the one that went into the ground back then. Mine is only the second For Sale sign this property has ever seen. 🪧
Nearly 70 years. One family. One home. And now a new chapter.
This is why I do what I do. Real estate isn't just transactions — it's the story of a family's life. It's roots. It's legacy. And it is my honor to be trusted with that.
